To everyone out there, have you ever tried the talking house program? I have received a packet and in the literature they speak of this being the greatest thing in real estate. I am somewhat skeptical and I was just asking to see if you have any opinion or if you have heard of someone using it get more business.

I think it's a waste of our money.  I don't think we need recorded details of houses available to someone driving by - I'd rather have them call me, so I can explain the details myself.

The call capture works good but I find that alot of people dont want call backs. Its a waste of money in my opinion as well. Call the agent!

I love it.  You must be creative, get the listener to call you or a pre-recorded message about price and other information.  Great way to get new clients.

Don't do it!  I tried a call capture system and got very few calls.

Rick -I would not waste a single cent of your money on this program.  The transmitters are very low-quality.  Unless you have a home in a very heavily trafficked area, I doubt that you will generate any business from Talking House.

I have some havn't used for a while although I have been thinking of doing it again.  Kinda hokey tho I would let a FBSO use for a week got to meet them, gave them something, accquired a rapor and manytimes got the listing.....The other realtors that didn't have them would laugh at me!!!

I believe that they can help set you apart from others, I used them a long time ago and lost them when I lost my home to fire.  I am going to get them again because anything you can do to set yourself apart today in this market is going to help.

What if someone is driving by the house and they're not quite sure they are interested and they tune in to their radio using the transmitter so that they can find out more about the home, it could result in a showing or even more business later.

They're not that expensive that they can't help.  We all need any extra help we can get today.

Thanks for the post. I tend to agree. Let them call me and set up an appointment to see the property and get all their questions answered, as long as they come prequalified.

Listening to the Majority of the blog responses you have received it's definitely a no go.  I used talking house for a short amount of time and got no calls because of it.  It is truly a waste of time, money and energy and you will end up paying dearly for it.  My personal suggestion is to focus on whats FREE like blogging on active rain.

Our company tried this years ago when it was the cutting edge thing and soon abandoned the service. We found it difficult to capture and convert the leads. With the cost of gas these days, I don't think people are aimlessly driving around either...they're online.

I've never tried it; but I think it is a gimmick.  You are much better off with the recorded info lines (800 numbers) which capture the caller's information.
