Once the first advertisement for back to school sales goes out I know we are rounding the final turn and sprinting toward the finish line. It has nothing to do with going back to school or even school sales at the local Target but more with selling your home and putting it on the market now or waiting till next year depending on your situation.
Back to school in Orange county is August 23rd (if my nephew is correct) so there are 4 weeks of summer real estate and buyers before a slow down. Typically the start of school signals the end of the summer real estate market, something Central Florida is just getting use to, unlike a few years ago when the market never stopped.
I don't have to go farther then my own family and five sisters with my nieces and nephews and how a good week before the bell they are getting the kids ready with supplies, clothes, books, schedules and on stricter bed times (I always wish them luck on the last one). In other words no time to be looking at homes, selling homes or even thinking about moving. Typically when is the best time to put your home on the market...
Winter January, for some reason right after the Super bowl buyers start looking.
Spring March, early bird gets the worm, less competition. Most sellers are waiting till school is out.
Summer May through July, the majority of buyers are out looking to purchase.
Fall middle of September, a llittle push right before the holidays.
