Home sellers who create a fabulous looking patio will grab a buyer's attention immediately. Over 40% of home buyers named outdoor cookouts as their #1 choice for home entertainment. A well staged patio, using basic staging101 techniques, will excite a buyer's imagination. The minute they see a patio staged for entertaining and cookouts, they will be thinking about how wonderful it would be to have their friends over.fabulous patio

Placing a potted plant on a patio table will not excite many buyers. The secret to patio staging is to appeal to a number of a buyers senses.

Sound -  does the patio have any features like wind chimes, a fountains or music playing?

Tactile -  are there soft cushions, a linen table cloth on the table, a fire pit, fireplaces or chimnia?

Smell - do you have plants or flowers that give off pleasant fragrances ?

Taste - is there any fresh fruit in a bowl set about, or a colorful "outdoor cook-out" book lying on the kitchen counter with pictures so good that you can almost taste the food.

Visual - have you set the stage? Have you created a "Tablescape" (staged the table) and placed several groups of colorful flowers and plants around the patio?

I am convinced that I am sitting at that very table overlooking the ocean, drinking my morning coffee and smelling the fresh ocean breeze while I bite into my breakfast croissant!  Oh, sorry I got a little carried away with your staged patio!  You sold me!  Staging the entire house inside and out including all patio's is crucial to the sale of any home.  Great post! :)

I love your post!  Makes me miss home..I was raised in sunny Southern California!!  I have several of these star fish in a variety of colors.  The finish never comes off-rain or shine, so they are perfect for patios....especially when we do not have a beautiful ocean view like your post!!.

The only way to get away with a setting like that would be for an open house.  The heat, wind, and humidity here is fierce, so we can't do too much for a vacant home patio.

Your photo is great, love the view.  Our weather is so unpredictable, that I usually have potted plants and outddoor furniture, but wouldn't be able to set the remainder of the area until a broker's or public open house.
