In the real estate business,

West Palm Beach Real estate at City Placethere are many groups within the professional community. Agents, Realtors®, Home inspectors, Appraisers, Title companies, Mortgage Brokers/Bankers, Stagers are the main real estate professions that come to mind. Some people take a liking to more than one of these services and that brings me to the topic of this post. Why are people with 'multiple hats' or licenses frowned upon?


The general idea or perception,

YES! APPREALTOR!!from my personal observations, is that most people feel like if you do more 'than one thing' then you can't be an expert in your field. As much as I have to agree with that statement, but my experience in real estate has a foundation in appraising and then I built upon that to get into sales and become a REALTOR®. The former was a true challenge to obtain, and is the person least seen in any given real estate deal. During that process I saw the deals from another point of view, and analyzed many aspects of the game and the players in it. With pleasure I can say that experience make me a better REALTOR®, and allows you to have access to another part of the process.

 

So if you're thinking,.

"He's an appraiser, a REALTOR® would do a better job finding us a OR selling our house",.. I would say "THINK TWICE !". Am i saying that unless a REALTOR® has an appraiser's license they are clueless?? no, not exactly. There are a lot of great agents and REALTORS® out there, but they are the minority of the numbers here is the South Florida Real Estate Market. Part-time, no-time, some-times workers are not uncommon.

I put the two 'hats' to work together in parallel, not against each other, along with some talents of my own. I'm sure any other Broker or REALTOR® out there with an appraiser's license would agree. It is as asset to have both perspectives. I know what the house is likely to appraise for, while others are sitting with their fingers crossed. Use this to your advantage. My appraisal routines bring me across FSBO's constantly, I may find your home this way.. Living in the MLS is also part of my appraisal business. My technology edge will have the newest information at your fingertips instantly. This blog demonstrates 'outside the box' thinking, in case you needed someone who actually thinks and can offer opinions.

Nick - I like your thought process, and obviously we think alike - that's why I've obtained my appraisal license to supplement my real estate sales license. I guess I just did it in the reverse order of you!

Well, Nick... there you are!

When I first started the process of becoming an Appraiser, I realized it would be a long stretch to get to the goal.  As I hit the pavement to find an appraisal internship, I found my pocketbook getting lighter and lighter.  It was then that I sincerely contemplated becoming a Realtor ... It wasn't that I consider a Realtor a lessor job than an Appraiser by any means, I just don't see myself as a sales person. 

I never did end up taking that route, but as I was looking for internships and even when I was an Assistant Appraiser, I would take side jobs as a Loan Officer and Loan Processor.  Because of this, I feel a bit more well rounded in the Real Estate business.

If we as Real Estate professionals don't look to our left and right to understand the full circle of Real Estate ... well then we may as well be attaching a sprocket on the widget with our heads down on an assembly line.  Shouldn't we all be curious about where that sprocket was made, or what the widget will become after it's fully assembled?

Some people don't do well wearing multiple hats, while others wear them all with style.  It depends on time management and love of what you do. ... In my case, I have the fortune of making a job out of my hobby ... If I could find another lucrative undertaking such as Appraisal and manage my time wisely, I would have no issues with filling my closet with hats.

Nick: I gather that you don't find any conflict of interest in combining these two facets?  I live and work in a small community (pop 5,000).  One of our local appraisers got a broker's license and it has raised a few questions at times.  I observe agents recommending appraisers in the next town, rather than this person.

Hi Joan, well, i guess the major difference is that you live in a town of 5,000 people. I can see that an agent doesn't want to include a local broker on their deal, and give them an insight into what is going on.

As long as my appraisal assignment is not for a property i have a personal interest in (or a family member at that) and obviously i can't, nor want to be, the appraiser when it's your own listing or purchase, then there are not any problems.

Hi Nick!  I am a realtor and appraiser (MAI) also!  I obtained my real estate license first in college and them proceeded to be a commercial appraiser!  Now, I use both of my licenses in Highlands County!  I agree that the two compliment each other and make you see the broader picture..`...With the best interest of the client at the Heart of the Matter
