Are
you tired of wondering just what is going on in your
market? I have people ask me all the time how things are
going or if houses are selling. Real Estate is local in
nature, and it also depends on which REALTOR you ask. Some
are busy, while some are not. But, to make things easier for
all of us I decided to do an analysis of the data that is available.
The chart below
shows Real Estate
activity in Montgomery
County, Clarksville, TN - Ft. Campbell, KY
and the surrounding areas for new listings, pending listings (those
that have a contract but have not closed
yet), and closed listings through June 30, 2008
.
This chart shows significant changes in some major areas as compared to
the same time-frame last year. Take a look at both charts and
notice the differences. LP = Listed Price, SP = Sales Price,
DOM = Days on the Market. See how the number of listings has
increased and so has the number of Days on the Market? The
more listings there are on the market the more we will experience a
Buyer's market here in Clarksville,TN.
It's just common sense, supply and demand.
If you are looking for a REALTOR to list your property, you need an
expert in Marketing and Sales. So many agents in this area
are inexperienced or they simply "Show" homes. I am
intelligent, experienced, certified and I have a Marketing background
with BellSouth. I get my listings SOLD. If the home
is priced according to the latest Market Comparison Report of recent
comparable sales in the area the home will sell. If the house
is overpriced, then it will just sit there with no activity.
