Buyer Broker Agreements - Do or Don't Do

I am looking for comments about Buyer Broker Agreements and do they work well in small communities.  Please feel free to comment.

Thanks for the post. I am in a fairly populated area in New Jersey and buyer broker agreements don't work here.

Very interesting question, I wonder about this myself.  I know people who say to never go without one.  I also think that it can sometimes hurt business, but I will wait and see what others have to say. Thanks.

I never have used them and can only think of one time in 11 years where it may have been effective. I think if you provide value, and conduct a thorough consultation, you will have committed clients.

We do not use them here.  I just help the buyer find exactly what they are looking for and if they are serious buyers and appreciate what I do for them, they will continue to work with me.

Thanks for all your responses.  I can see that I'm not alone when it comes to "not" using the Buyer Broker Agreements.  I think special circumstances would have to prevail to use it.  Thanks again!
