Cape Coral market report for July 2008 shows high sales jump

             Lately I have been working with a client who wants to purchase a newer pool home in Cape Coral. His range is mostly under $210,000 and with his wife they have been frantically searching for that great deal. The deals are here. Of course these are mostly short sales and foreclosures. They are coming pretty soon so like usual I check to make sure these homes are active and if they have any offers on them, before gathering info and data and pre-viewing them.

The clients and I put together a list of 7 homes they have a strong interest in. Before pre-viewing them I found out that 5 out of 7 had already either a single offer or multiple offers. 4 of them were shorts sales and one of them was a foreclosure. All good looking  2004 to 2006 homes with swimming pools.They are located either in SW Cape Coral or NW Cape Coral. Good areas.What is going on?

It is clearly a sign that Cape Coral has started to hit bottom and is attracting buyers from all over. Granted these homes under $210,000 were carefuly hand picked, either on fresh water canals and lakes and the others were just top of the line homes.Still, there are many other great deals available. Most of these were bought for over $280,000 in 2005-2006 up to mid $300's. There are very appealing opportunities for buyers and they are coming.

Average price IS $174,422 for a total volume of $59,826,780

343 condos and singles homes sold

with 95 Days on the Market Average

Lets put this in perceptive. They were just 185 single homes and condos sold in Cape Coral from 07/04/07 to 08/04/07. This is a jump of 55%!

Average price WAS $272,229 for a total volume of $50,362,368

with 95 Days on the Market Average

What stands out like a clown nose on a face? The average price. It dropped $98,000 during the last year and still Cape Coral sold nearly $10,000,000 more worth of homes during that same month of July 2008. I am not counting the lots and commercial sales. That will be for another post. Keep tuned.

Cape Coral has many excellently priced canal homes now that the market has made its adjustment.
