La Costa Greens - Master Planned Community at La Costa in Carlsbad, CA

La Costa Greens, located in the area of South Carlsbad known as La Costa (home of the world famous La Costa Spa and Resort), is one of the three communities in the La Costa Villages - La Costa Oaks and La Costa Ridge (the newest) being the other two.

 

Located on the hills of La Costa, with views of the ocean, golf course (the North Course at La Costa) and surrounding hillsides, La Costa Greens is still under construction, although the majority of the homes are built and many are now occupied.

 

 

 

 

As a Master planned Community, La Costa Greens offers a number of amenities that residents attracted to these types of neighborhoods have come to expect.

 

There is a tennis center, tot lots, and a wonderful private residents' facility, The Presidio (photo on right), which offers swimming, an expansive club house, and fully-equipped exercise facility. Nearby is a 1000 acre open space, the La Costa Preserve.

 

 La Costa Greens homeResidents have easy access to other amenities in the area, including golf at Omni La Costa Spa and Resort and the Park Hyatt Aviara Resort (formerly the Four Seasons), 7 miles of gorgeous Carlsbad beaches, tons of shopping along El Camino Real just a mile away, and a number of other tourist attractions.

Housing in La Costa Greens is varied, and starts in the $800s and ranges up to about $1.5 million. Some homes have spectacular views of the ocean and panorama, and several of the neighborhoods are gated.

 

There are only a handful of homes for sale at the moment with some still under construction. You may also find some resales, although the community is new enough that these are very rare.

 

La Costa Greens consists of 6 different villages, developed by 4 different well-known area builders (e.g., John Laing, Warmington), so there is a range of styles, floor plans, upgrades, and sizes: typically 2700 SF and up to around 4900, 3-5 bedrooms, 2.5-4.5 baths. The villages are Balearas, Cordelane, Isla Vista, Castlemar, Villareal, and Trieste (not built yet - on the west side of the golf course).

Diane - Thanks for stopping by. Yep, Carlsbad is really growing. La Costa Greens was just starting to get built when I moved to the area less than 2 years ago (I can see it from my house across the golf course). The population is now over 95,000. I love being here. Thanks for your compliment. :)

Mr. Dowler.  You are right, the majority of the homes are built and more are underway.  The project is permitted to have 779 homes and two builders are in the process of finish grading and appear to be putting up models sometime in 2009.  Triese is building and selling, as is Viridian, perhaps a bit slower.  Looks like your office hasn't spent much time on this information since March, '07.

LCG - thanks for your thoughts. I am aware of both Viridian and Trieste and have written about them more recently individually (once the models were open to the public). Because of the number of communities in Carlsbad and surrounding areas it has been tough to keep up with updating everything.  I enjoy presenting the breadth of homes available to buyers rather than focusing only on a few communities since it give folks more otions to consider.

Homes in these two LCG communities seem to be selling fairly well (I stop in fairly regularly and have shown property there - one buyer bought in Trieste), although they are taking much longer than LCG homes did in 2006 and 2007, and they have reduced prices in order to try and move them. For example there is a 2400+/- SF home at Trieste that was finished and priced at $715K last week.

As you probably know, there are a good number of resale homes in LCG and some of them are short sales and foreclosures.
