There are various ways to help halt or even stop the foreclosure process and maintain residency.  If you are in this position, I would love to give you a private consultation.  Many agents are not aware of the available options they can educate their clients on.  I worked in the Attorney Generals office processing foreclosures and had the privilege of learning from varying angles.

Are these ways of saving residence legal in all 50 states or are these state pacific.

Todd,

It all depends of your clients lender and whether they are state specific or a national lender.  There are many options that lenders will give to a mortgagee that they are probably not aware of.  Once you have authorization from the client to speak with their lender, you can call and get the details.  It is very beneficial for the lender to take a short sale or even lower price, you just have to convince them that it would actually save them money, rather than filing a foreclosure proceeding.

There are credit repair companies out there that can help your clients, but be very careful, much of what they can do, is something the client can do for themselves and save hundreds of dollars.  Usually, when they have reached a point where they need the help, they don't have the extra money to spare.
