In July of 2008 there were 13 homes that closed within the month for Ashland MA. This is a decrease of 2 units as there were 15 homes that closed in July of 2007.

The Average list price for the homes that closed in Ashland for July of 2007 was $460,935

The Average list price for the homes that closed in Ashland for July of 2008 was $482,914

The Average sale price for the homes that closed in Ashland for July of 2007 was $446.975

The Average sale price for the homes that closed in Ashland for July of 2008 was $470,938

The Average Market time for the homes that closed in Ashland in July of 2007 was 100 days.

The Average Market time for the homes that closed in Ashland July of 2008 was 95 days.

 

13 homes went under agreement in Ashland Massachusetts in the month of July. The average list price of the homes that went under agreement was $323,615. The average time on the market for these Ashland homes were 107 days.

In Ashland MA for the period of January to July of 2007 there were 76 properties sold.

In Ashland MA for the period of January to July 2008 there were 68 properties sold.

In Ashland MA for the period of January to July in 2007 the average list price was $461,120 the average sale price was $447,852 and the average market time was 136 days.

In Ashland MA for the period of January to July in 2008 the average list price was $450,909 the average sale price was $438,333 and the average time on the market was 107 days.

In comparing year over year longer term data for Ashland MA, it appears that there is still a downward trend in the average sale price for homes. The average days on the market for the homes that have cloed year to date have gone down in Ashland. 

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales.
