Munroe Falls Ohio is having a healthy 2nd quarter! We currently have 6 residential properties under contract, and 13 residential properties have been sold between 4/30/08 and 6/30/08. At this time last year, we had 2 additional properties sold, so we are not much lower in units sold. We have about two months of inventory, and that is good news for sellers!
Our 2008 numbers are good-life is good in Munroe Falls!
Average sale price for this quarter: $160,382. Compare to 2007 2nd Qtr: $178,398. This is due in part because more larger homes were sold last year at this time, so the average sq ft of sold homes was higher: 2004 in 2007, and 1800 in 2008.
Days on the Market (Market Time) for this quarter is down, and house is selling much faster: 112, only a bit lower than last year's 117...but if you look at the cumulative days on market, this year is much better: 2008 is 126 and 2007 is 161!
This quarter, sellers are achieving 96.15% of asking price, as opposed to 95.27% during the same timeframe last year.
Price per square foot is down by a little, $89.69 this year compared to $94.37 last year during 2Q.
Our highest sale in Munroe Falls Ohio in the 2nd quarter of 2008 was 145 Cheltenham in The Steeplechase, which went for $262,000.
