moisture has penetrated the area

There is efflorescence on the stem wall in the raised foundation, which confirms that moisture has penetrated the area and activated minerals that form a white powdery formation of salt crystals. There is also evidence that moisture has migrated under or through the stem walls of the raised foundation and stood in the crawlspace. This is apparent from a watermark on the stem walls.  My opinion you should consult a grading and drainage contractor to correct this adverse condition.

Cool now that's the way to do it Ed!  If we got enough of these photos with descriptions, I wonder if there is any way we can categorize them on this thread.  Meaning putting them in columns for easy lookup under their  separate components and systems.

Porter Valley Software has good descriptions, some are a bit too wordy IMO but I like the program.

Just curious, is the joint I see just below the efflorescence the wall to the footing or floor to wall and was it sealed?
