Mr. Seller you have to Go Away!1

Recently I was researching properties to take out a Prospective Buyer.  When obtaining "Showing Instructions" I most often try to speak with the Agent to get more information about the property and more importantly to make sure that if the Seller is home for him to "step out" upon my arrival in order for the Buyers to talk more freely. 

I once had a Buyer absolutely love this Townhome  which was located directly on the Golf course.  (Nothing like having the Ultimate Back Yard)  Well I could not get the Seller to leave the Townhome.  (I should have been more Assertive) The Seller keeps following us and interjecting into my conversation with the Buyers.  Just when the Buyer gets outside I take a Deep Breath only to look behind me and there is the Seller following us like a lost puppy dog. 11

Outside the Buyer notices that the whole Complex was being painted and getting new roofs and comments to me on how nice everything looks.  Then to my horror the Seller says "Well they had to do something ever since all those Mobile Home across the Golf Course blew over from the Hurricane and hit our Building"

Well that was it, It wouldn't have mattered if the Townhome had "Imported Marble" from Italy the Buyer was no longer interested.

Well, unfortunately you really "learned the hard way." It is soooo disappointing when something like that happens and you could just "kill" your client. That is just why we absolutely insist that the Seller leave unless it is impossible to do so (baby asleep), elderly, handicapped - you get the idea. You are on the right track though - be more assertive- and I'm sure this will be a one-time thing for you.  By the way, I see that  you work in Fort Lauderdale and we are in both Tampa Bay and in metro Atlanta. If you ever have any clients who are looking in our market area, please keep us in mind for a referral. We promise to take very good care of them. Those wacky sellers... LOL...  Last week I had a seller ask "Do you want us to leave?" I just looked him in the eye with a deadpan expression and answered emphatically, "Yes!"  So they left.

This is why we hate it if the seller is present at the appointment. Many homes were overlooked because the seller said something or the buyer didn't feel comfortable looking with the owner there.

You know I hear these stories all the time but this is the first with the Seller telling the Buyers about the Mobile Homes across the way. Do you think the Seller really wanted to sell or is just that stupid?

There is a Rock Band called Motley Crue that has a song for this type of Seller called "Dont Go Away Mad, Just Go Away"

I had an appointment where the listing agent couldn't be present.  Usually that's no big deal, but this time as I was taking my customers down the hall to the bedrooms, I heard the wife tell the husband in a very loud stage whisper to follow and keep an eye on us.  I couldn't wait to get outside and apologize to my customers!

Sellers think they are helping and they really are not.

I think it is difficult for alot of Sellers as they can be "Attached" to the house.  I counsel my Sellers on this matter and tell them if they want to sell that they must let the Realtor do their job.
