There's more to selling your house than placing a sign on the lawn and an ad in the paper,, if you want to get something close to market value for it, that is.. These two actions, no matter how large the sign and which paper, or papers, you use, will reach only a very small fraction of the people you will need to reach - compared to the wide coverage of a Multiple Listing Service (MLS).  Besides, in the MLS you reach prospective sellers - Professional Real Estate Agents - who scan those listings daily looking for a home that will fit the needs of someone on their prospective buyers' list.  It just might be yours.

 

Don't get me wrong, you can sell it with that sign and that ad, if you're willing to drop the price enough.  Research shows that you can save about six percent by not paying a commission, if you are willing to accept a lower selling price equal to about twice the amount of the commission you will be saving.

 

Besides, there are those statutorily mandated disclosures. Do you know what they are? Do you know how to do all of them - some of them?
