We looked at marketing musts, let's take a moment to look at what tech tools the top agents are using and why.

THE most important tool today is a smart phone. You need to be able to get back to consumers as quickly as possible. 84% of consumers are going to the web to search for info, if you do not respond quickly, you KNOW they will move on to the person who will. According to NAR, 80% of consumers work with only one agent. If you are first, you have an 80% chance of success!

The second most important tool is a good digital camera with a wide angle lens to show your listings to their best advantage. You also need to either become proficient at taking really good photos or hire someone who is. Listings with multiple photos are viewed 330% more than listings with one photo. Many agents are posting video clips of their listings on YouTube to provide additional exposure. (FREE)

GPS- is simply a really useful tool to save you time and gas! Today, that is more important than ever.

And, finally a laptop. How many of you are using a laptop for your presentations?  What has that done for your business?                                               

If you can show your clients that you are an Internet savvy agent, you have a greater opportunity for success. Many sellers still think a full page ad in the Sunday paper is the only way to sell their home. You can eliminate that objection by showing them how you will market their home online to attract the more buyers. (84% - a chart works well here.)

On the selection of a camera, that double as a camcorder. Our MLS is now using a software program that give the agents the ability to up load their own video via the camcorder and nothing say more then picture and a movies about a home. I have graduated to a tablet notebook(laptop), and I love it my clients are so impressed. I also am a paperless office.

Oh this is all so true Claudia!  We are newer to the area and the business (have lived here for 5 years and been in real estate here for 5 years now) so it's harder for us to find business.  We don't have that built up social network, but we work very hard to get buyers and sellers to see us and give us a try.  We have had the most success because we are very fast at responding (thank you Blackberry Curve) and we market our homes nicely.  I can't believe how many top agents in this area have a ton of listings with TERRIBLE photos!  We have a very nice wide angle camera and we make sure to take a couple 100 photos of each house to make sure we find the perfect ones.  We build property websites for all of our listings and we show this to them in our presentation on our laptops.  Technology is so important!  I couldn't believe an agent the other day that asked me "what do you mean there is more than just listing the home on MLS?  What else do you do?".

Sharon- Have you found that some clients are intimidated by the laptop?  How do you decide when to bring it out?

Lorraine- Could you share a little more about how you became a "paperless office"?

Kathleen- Good for you!  And I won't comment on the other agent's comments.  But suffice to say, that is more often the norm than we like to think.
