If you take your valuable time to host an OPEN HOUSE, then make the most of it! Here are some hints.
When potential buyers visit the property, they should be focusing on the details of the property that will eventually capture someone's attention enough to lead them to make that all-important OFFER.
However, there are some basics you and your sellers should address before the day of the Open House. Some of the more important ones are listed below:
- Curb Appeal

Make sure the exterior of the home and the landscape are appealing and look cared for. Cut the grass, trim shrubery and sweep front porches and pathways.
- Floors
Hardwoods should be shining and carpets clean.
- Clutter
Get rid of any unnecessary items (personal pictures, stacks of magazines and bills). Clutter detracts from the home. Put away kitchen gadgets and equipment and leave out a few attractive knick knacks for the Open House.
- Stale Smells
Open windows if necessary. Light a few aromatic candles. Remove "kitty litter" if present. Have sellers empty all trash cans. If smoke is present, you might even have to have an HVAC specialist clean the vents.
- Lights
Turn on as many lights as possible to make the home appear bright and sunny. Few buyers like homes that are dark and dismal.
- Advertise
Take advantage of free websites. Put out plenty of signs and lots of balloons to attract buyers' attention.
