Stop Foreclosure... Lenders might help

Avoid Foreclosure.... Just ASK for help....You can Negotiate. I am working with a couple that is in foreclosure, and was amazed to get the Lender to Help the homeowners like I never would have thought possible. The borrower's have had interest rate increases do to their Adjustable rate Mortgage and have defaulted on their loan. They have close to 20% equity in their home but I can find hard money lender that will go to 80%. (at this point I would do the loan for free if it meant saving their home, no room for fee's)

So I started a dialogue with the Lender (First Franklin, who is by far my best Lender) and In the process of negotiating for them. The lender has asked for Their financial information and says that they might be able to  take the loan back to the initial interest rate and take the past due amount into the loan amount to get them current. Wow! that is amazing!I was amazed that by asking I was able (fingers crossed, it's not done yet) to accomplish this, and how very cooperative the lender/servicer is.

True, Foreclosure can be avoided and has to be dealt immediately as time is of the essence when you are behind on house payments. The first & foremost step in stopping foreclosure is to inform the lender if you are missing any mortgage payments. Many are able to prevent foreclosure by negotiating with the lender in the initial stages of mortgage delinquency. Below is a link to an article about stopping foreclosure
