One Real Estate Listing Could Be Worth Millions in Additional Business!

As a real estate trainer I firmly believe that listings are the name of the game. If you didn't hear me say it well here it goes again, "LISTINGS ARE THE NAME OF THE GAME!" 

Without listings you wouldn't have much to sell!

Did you ever stop to think that the tools you utilize in attracting real estate buyers may very well increase your sellers at the same time? 

If you use these tools to their fullest...one real estate listing could be worth millions in additional business!

Let's think about this:

  • Signs-Oh the value of a real estate sign and riders.  If you track your marketing you will know usually it's sign calls and then Internet that generate your additional business. 

Real Estate is a numbers game so the more signs you have out...you increase your odds with something so simple yet so important.  An extra real estate sign or two may get your phone really ringing and not just buyers either but eager sellers too.

Sign riders- Pending and Sold-use them and why not?  Your offer is now a contract and all contingencies are removed.  A pending or sold rider..can be placed on your listing to remind neighbors..you don't just list them..the ones you list do go under contract and do sell.  After all anyone can list a property but it takes an expert with proper pricing, the right marketing and most of all sales skills to get that property closed.  So use your pending and sold riders. 

Just remember just like anything else in real estate timing is everything.

  • Brochures-less is more!  Why would you allow a brochure to sell a property for you.  In most cases you divulge too much info in print...less is more....they've made a judgment based on a single paragraph and some photo's. Is that fair to the seller?

Why not use both sides of a brochure..the front for your current listing and the back for 6 others.  Let's get real..in most instances when the brochure box is empty it may not necessarily be a buyer grabbing them..often times..its kids or its a potential seller or even someone in the neighborhood..show them what you do on both sides of the brochure, a terrific farming tool!

  • Open Houses-They aren't just for buyers you know?..do it up right. Send announcements and advertise it on line but most of all let all the surrounding neighbors know.

If you do a great presentation... with advertising and marketing..you will find sellers walking through the house. 

They may not sell today but down the road..they will need a real estate professional. 

 

A great example is one of our associates Joy Mitchell combined an open house with an Art Show..well the property is under contract and she has had some seller inquiries.  Believe it or not...open houses is another form of farming.

  • Marketing-You want more listings than FARM...FARM...FARM..just listed, just sold, market reports, newsletters, what about buyer ads?  Yes farm..farm..farm..there as well.
    • KNOW YOUR STATS

In any market I would be farming..farming for more business...more sales and definitely more listings.  If I was down to my last dollar, I would be farming! 

If I only had one choice for print marketing....guess what it would be? FARMING Farming needs to be consistent..just like selling..seller's look for this and thanks to the Internet..seller's are smarter than ever. 

Some potential seller's can't wait to get your materials.

  • Pre Listing Presentations-How could you live without one? 

I call it the assist just like a basketball game. 

Pre Listing Presentations-remember 1st one in...leave it with them...last one in..drop it off in advance

Let them know what you are all about. 

It might save some time..some formalities and gain an additional listing or two. 

Who knows your pre-listing presentation could end up in someone else's hands maybe your very next listing appointment or your future seller.

While some would say, we need listings for when the market turns around but why wait until then?  You ALWAYS need listings to have something to sell..why not increase your odds..utilize the same tools to attract buyers and you will see that some real estate listings could be worth millions in additional business.

I can't even come close to survive without listings. Fibromyalgia keeps me pretty grounded. But I sure do know how to give my listings good service! =)   Maybe more agents should think about what it's like to live with constant pain, yet have the determination to be successful in the ONLY business that allows them to work from home! Now THAT'S motivation to get, keep, and sell their listings!

Midori, great ideas on flyers. Double sided printing - details on front, farming on the back - so simple!

Re: sold/sale pending riders. Always go for contrasting colors on your sold riders. Neighbors get used to seeing your yard sign as they drive by your listing each day. You need to make an impact with your sold rider to get them to take a second look. If you have ie: a black Century 21 sign, use a sold sign with a yellow background, with text that reads "Midori SOLD Mine!" or "SOLD, Midori has more!" and even "Midori SOLD it in __Days!"

Midori, always good to be reminded of this and I loved the flyer idea ... I have a listing now that  can't do an open house cannot do a sign in the window... gotta love it - somedays It makes it so hard... anyway I am thinking of doing a mailing within the subdivision....
