The best thing for you to do is get it in the MLS. No don't call a flat fee company because a lot of agents will not show properties listed with flat fee companies. So if you have a friend or contact a REALTOR in your area. Your not going to sell your house by putting flyers on cars unless your looking to put 1000 + out. You should hold open houses every weekend, as long as possible. The truth is, something people dont realize is REALTORS have access to more tools than the public. Increasing the supply and the demand on properties. So if you increase the supply of buyers, and demand. Don't you think that will raise the price? One thing you can look at doing is listing it under market with a REALTOR - *WAY BELOW* - By doing this you open the door to ALOT of buyers, then what happens is they get in a bidding war. MAKE SURE YOU DO THIS WITH AN EXPERIENCED AGENT... forsalebyowner.com, and isoldmyhouse.com are okay... More people still go to REALTOR.COM and Homes.com... You will find it's mostly agents that will look at your house on those other sites..
