Bancofino approves over 90% of unusual and weird loans submitted for review. How can we do that?  First, we stress to our potential borrowers to make sure their loan package submissions are as complete as possible. Applications must be completed properly with all information listed in its entirety.  Here are a few simple guidelines to insure your loan request will be reviewed and approved.

  • Complete your loan application to the best of your ability.
  • Attach your last two years income tax statements.
  • Personal and business financial statements for the past two years.
  • List any additional assets you may have such as 401K's, etc.
  • Plenty of photos of the property you wish to purchase.
  • Income information on the property or business.
  • Brief summary of your business plan.

Borrowers who submit complete loan applications are reviewed and approved promptly.  If you do your job right, you increase your chances of a positive response.  If you need DPA (downpayment assistance), be sure to review Federal Funding's protocols and guidelines to insure you receive the maximum DPA possible.  Take the time to read what is important and follow all instructions carefully.  There you have it folks!  Do your job and your unusual or weird commercial loan will get approved.  Good luck!

Are you a broker or a lender and do you have a name? I do not wish to waste time what are you ball park rates like I said I am in contract and need financing fast.

We fund either as a broker or lender, but if you need a fast closing, I would suggest you find a source that can close your deal quickly.  We fund mobile home parks, but on a selective basis with ample time for processing.  We advocate to any borrower to secure financing "prior" to going under contract.
