REQUIREMENTS TO NEGOTIATE A LEASE WITH OPTION:

How does the Lease Option lease-to-own system work?

"Lease-option" describes the process whereby you are promising to buy a particular piece of property within certain time-frame, generally at a price determined beforehand.  The process for determining the future price agreed to between the buyer and seller will be implemented at some future date.  An example is where a future price will be determined by an independent licensed real estate appraiser, paid for by either party or jointly, before the expiration of the lease period.

Earnest Money deposit

"What does it cost to get into a home under a lease-to-own program?  Under either program there is an initial payment of money to the seller ("earnest money" or, under a lease option, "option consideration" or "option fee" ), usually is an amount greater than the normal security deposit when you rent and may be in lieu of a security deposit.  The deposit or option fee is negotiable and is usually 2%-3% of the sales price, if this is doable, then you are ready to do a LEASE WITH OPTION or RENT TO OWN, PLEASE REQUEST AN APPOINTMENT WITH LUPE, CLICK HERE,

When considering lease with option to purchase, please keep in mind that any deposit/option fee,  earnest money deposit you deliver to the seller with a fully executed agreement from both parties will not be  refundable, so before you execute this agreement you must hire a Realtor that specializes in this field who can protect your best interest.   Also, please keep in mind, if you don't exercise the option to buy your Earnest money under a lease-option will not be refundable  if you fail to qualify for financing or if the property does not appraise for the agreed sales price
