July's numbers are in for the Scottsdale single-family home resale market and they are a mixed bag.

Highlights:

  • The number of active homes for sale dropped for the fourth month in a row to 3,872. The high was 4,304 in March of 2008.
  • Pending sales were down for the second month in a row. Pending sales at the end of July were 327.
  • The number of homes sold in July was 286, down from a high of 321 in June. Because pendings were down in June, the drop in sales was not much of a surprise.

On a positive note, the number of active homes continues to decrease, which means the market is absorbing some of the excess inventory. However, the decrease in sales and pending sales mean we may see lower sales numbers in August as well.
