In June, I wrote about how consistency has been key the past several months in the Sumter, SC real estate market. July continued with that trend having 103 units closed vs the 106 in June. I expect to see these numbers for closing continue through October at least based on prior years.
Listings to the month of July were up slightly vs. June with an increase of 5 units.

Overall in 2008, we have seen a total of 1285 units listed in Sumter County. We have seen a total of 656 units sold leaving us with a large inventory. Our listings per month spiked in February, but has remained relatively stable since that time.

My predictions from last month still stand....
- The number of new listings in Sumter County will remain level or decrease over the remainder of 2008.
- Homes sales will continue to remain at or around current levels through October 2008. We normally see a slower market during the holidays.
- The Sumter County market will "normalize" and become more balanced between a buyers' market and a sellers' market over the next several months to a year.
