Gottlop/Cookingham house Red Hook NY

                                                  GOTTLOP/COOKINGHAM HOUSE

THIS BEAUTIFUL HOUSE LOCATED IN THE VILLAGE OF RED HOOK WAS BUILT IN 1776

************************************************************************************

There is still a large inventory of homes in the Red Hook area.  An analysis of the last four weeks shows:

  • 21 homes available for sale under $300,000
  • 25 homes available from $300,000-$399,999
  • 10 homes available from $400,000-$499,999
  • 10 homes available from $500,000 -$999,999
  •  5  homes available from $1,000,000-$4,999,999

This report reveal that this is a good time to buy, why? because right now there are many homes available under $400,000.  The question that might come to mind is; will I get financing? You might want to consider SONYMA the State of New York Mortgage Agency.  This program is design to help first time buyers or someone who has not owned a primary residence in the last 3 years.  This program also assist with closing cost, so you might want to see if you qualify.

This month only 3 properties sold, and considering there are 71 active listings it will take a really long time to clear the inventory at this pace.

HI JENNIFER!

You really broke it down...all the inventory available and the time frame to sell.  People need to see that to know 1. House has got to be in tip-top shape.  2.  Must price competively.

Great work!

Jennifer- This is wonderful information and I think the statisticas are typical for our area right now. The good news is that beside SONYMA New York State offers a rural development loan with 100% financing. With all the homes on the market and the interest rates still low it is a great time to buy. Thank you for your hard work in putting this report together.

So Jennifer, is Red Hook a small town?  Your inventory seems way different from ours, we have 455 active listings for a small town in a mountain resort area... just curious.

Jennifer three properties sold in month is not very good news, I hope you guys can add a "0" to the right of that number next month.

Jennifer- Your analysis is detailed and I am assuming you are focusing on one small neighborhood and not the entire multiple listing area because all the numbers seem relatively small- small neighborhood, small inventory, which makes your picture look much better than in my area. I love your picture.

Carol - You are not alone I am finding the same here.  All we can do is keep going.

Eloise - This is actually a small town.  In my area consumers like to know what is happening in their specific town.  I also do one for the county.
