This Vancouver
Washington real estate market report is a simple matrix of
the RMLS North East-areas homes
in the real estate data base, separated into price ranges, and:
Active, Pending and Sold categories, for the historical month of
July, 2008.
The Vancouver North East areas are east of Andresen and north of Mill Plain. Of the Vancouver
Washington real estate areas, this set has the largest number of
homes for sale.
With Summer now here, the month of July has seen an increase in
listings (21) AND a Seasonal decrease in homes going pending (-25). This market
is still in an adjustment period, with all the appearances of a
Buyer's Market, with savvy buyers making offers on some excellent properties. In
July the
bulk of the homes going Pending were in the prices tiers below
$300,000; while the activity is still much slower for homes priced above $300,000.
For June year-to-date the RMLS data is showing the Average home
Selling Price for these Vancouver areas ranging from: $224,500 to
$280,800; and the Median Selling Price ranging from: $215,500 to
$266,400. The Clark County - wide Average Home Selling Price
is: $287,700; while the Median Selling Price is: $250,000.
