When will the unrealistic offers end?

I'm very grateful to be in the market that I'm in. We have a very diverse economy and housing is extremely reasonable in Tennessee compared to some of the markets that a lot of people are facing. There is no state income tax in Tennesse, although our sales tax is 9.75%.

In my market there has not been a decline in values. Some of the builders in my area are having to make some serious concessions to move their inventory if they have a lot on the ground, but it's carrying over to the existing home market. It's getting tougher by the day to convince my sellers to list at a competitive price because they are so afraid of the "lowball offers" that are sure to come. The national media is really hurting those of us who are not in the Florida, Nevada, or California markets.

Anybody want to shed some light on what you're doing to combat this problem?

Dennis~ Let the buyers write their unrealistic offers.  Sellers just need to say "NO" especially if the market there is holding its own!

Dennis, I wish I could - we are seeing a rash of 'lowball offers' here in Clarksville as well.

I have a listing where we have had 3 offers.  Each progressively lower than the last.  You would think the seller would understand this pattern.  It is not improving.

Hi Dennis ---At least you have buyers who are writing offers,  I agree, let the sellers turn the offers down, but it will show them what the market is willing to pay.  The market is what a buyer is willing to pay and a seller is willing to accept.  Keep your ads positive and keep educating the buyers you do have.  Sometimes after a buyer writes a few offers on homes they want and didn't get because of lowballs they finally "get it"  One of my favorite scripts is:; Ok Mr. Buyer are you ready to buy a house or learn another lesson (this after the third loss).  I am in North Western Nc and are market is hurting, but I also just left my Florida market 2 years ago and they are down as much as 70% in some of the areas.  Good luck

It's all over the place.  Here in New York, same thing is going on.  It's insulting to the sellers even if the price is right.

I listed a house last Thursday and took two offers today.........so don't be discouraged.....I believe the buyers are coming off the fence......
