Recently one of my real estate clients and I have been discussing what is the most effective way to generate leads (in conjunction with drip marketing),  blogging, social networking, newsletters, podcasting?

My clients I use various resources based on what works best for them in their target market.

I am curious to hear what your opinions on what works for you and your target market.

We use pay advertising to get interested buyers to our registration page.  We have used lead generation in the past.  I agree that keeping a relationship with your past clients is important, but lead generation is how you can grow your base.

I agree that keeping in contact with your previous clients is essential. It's all about building relationships. That is why it is so important to provide drip campaigns that speak to each indiviual. If you send them or offer them something they find interesting/valuable they look forward to reciving it. This allows you to build that relationship. If you send them something they deem as useless fluff they will disguard it or even worse opt out of your campaign and move along to someone that they do relate to.

It can be a fine line as to what to "require" in your opt in forms so you don't turn off the consumer but then you also want just enough information to find out what the consumers needs and interests are.

Paul, what type of pay advertisement do you use?  On another topic, do you use leadstreet and are you finding it a useful tool?
