The Ideal Tenant

    Here at The Vizion Group a big part of our business is lease options. For those of you not familiar with the term a lease option is when an individual leases a property with the option to purchase the property at the end of the lease. Generally the landlord will credit both the initial down payment and a portion of the tenants’ monthly payments towards the purchase price of the house.

    The benefit of this program is that while the property is still owned by the landlord the tenant has a natural incentive to take good care of the property since one day it will actually be owned by them. This natural incentive to take care of the property and to pay rent on time has in my experience created several of what I call ideal tenants. Here are a few things that I have noticed about ideal tenants.

    The ideal tenant always pays their rent on time. And in the rare event that they can't, they call you in advance to let you know that the payment will be late. The ideal tenant only calls about major things like the house being on fire or somebody hitting the home with a car. If a drain gets clogged the ideal tenant doesn’t grab his phone and call the landlord. The ideal tenant calls a plumber. If the grass gets long the ideal tenant gets it cut. If the gutters fill up with leaves the ideal tenant cleans them out. And of course if the tenant has a friend or family member who is looking for housing the ideal tenant always gives them my phone number.
