Hot in that Scottsdale home that you can’t sell?

Interested in building that dream home up north?

As I mentioned in a previous post, the idea of a house trade is becoming more intriguing to many homeowners given the current state of our local Real Estate market.  Trapped in homes that they cannot sell, many are turning to more creative ways to buy and sell Real Estate.

I know the demand and interest is out there as I have had several consumers contact me as a direct result of that one post, expressing interest in the concept.  With the larger national house trading websites, there is a dearth of choices to peruse in any particular market.  For instance, if you have a specific idea about the type of home you want, it is extremely fortuitous to find a match given the few selections from which to choose.  The MLS is not a viable option as there is no entry criteria for specifying whether a seller will entertain a trade, let alone the requirements should he/she be so inclined.  Rather than slogging through every possible listing that fits the criteria, and making calls to hundreds of listing agents, I have decided to use my blog to play matchmaker.

Today’s installment of the Real Estate Dating Game features a builder/developer with over 7 acres of premium (non-divisible) land in the Prescott area.  Surrounded by million and multi-million dollar properties, this is very difficult to come by dirt.  The well is in place, and the pad is down.  Nothing to do but build your dream home in the high country.  Current value is estimated in the $350,000 range.

In trade, the seller would be interested in something up to the $500,000 range in Scottsdale.  The difference in value would be paid at the close of escrow.  This would be a second home, so a patio home or townhome would be an option along with a single-family home.  The general McCormick Ranch area is the ideal location, but this party would consider properties within a several square mile radius.  Scottsdale Ranch, Sweetwater Ranch and communities north of Shea Boulevard could conceivably work.

So there you go, folks!  If you have any interest in cashing in that place in Scottsdale for a sprawling piece of paradise in Prescott, give me a call or shoot me an email (the internet version of “check this box”).

Come back and visit this blog for future trade possibilities in and around the greater Phoenix area!

I imagine right about the time the mercury hits 100+ there are lots of folks looking to get the heck out of dodge.  Good luck with it.

Trade you one comatose Dylan for one heavily sleeping Richards. Straight up.

Accoustic Dylan or electric Dylan?
5:10pm • #3

Electric. I'd give up accoustic Dylan for a package -- Johnny Cash and Buddy Holly.

No deal. Richards' blood is going to the CDC and the Smithsonian some day. That's federal coin. No way I'm giving up my golden parachute ... unless you are willing to throw in say, 1972 Art Garfunkel and a bassist to be named later.

Paul:

I would post this trade on loopnet.  I know it's technically a commercial site but investors are always looking for stuff like this.  We did a small subdivision exchange for a vacation home.  It worked and the buyer came from Loopnet.

Way to stay ahead of the curve.  I just might let you have your community.  =]

Art Garfunkel? You got him. I'll put Ringo in the package. Now you have a lead singer AND a drummer.

Jessica - That is an outstanding idea.  I've used loopnet sparingly in the past, but it just might fit the bill here.  Make no mistake, however.  That community is mine, with or without sponsorship ;)

Andrew - The day I accept Ringo as an actual drummer is the day I give up my drive to put John Stamos on a stamp.  Tell you what, keep Ringo.  Give me the guy who plays cowbell on Blue Oyster Cult's "Don't Fear the Reaper" and you've got yourself an undead Stone.

Great idea to put possible trades in a blog.  I have a couple I've been working on here in Idaho, but just haven't found the right fit yet.

Do you want the real cowbell guy, or Will Farrell?

I would think Ringo would add the plucky-comic relief so sorely lacking in your blog band. I know, I know. I'm a DB. I can see myself out off.

Pam - It needs to be the real guy.  Will Farrell is far too prevalent these days.  It hurts his trade value.

Andrew - Ringo does add comic relief by simply walking into a room, but then again, so does Micky Dolenz of The Monkees.  Can I pry him away in place of Ringo?  I'll throw a ham sandwich in on my end.

Done. But I want Bobby Flay to make the hammy.

Excellent. Now that's how deals get done. I'll go let Bobby Flay out of the pantry now.

Jason, cowbell is legend with my fifteen year old and his friends. There are T-shirts that say "I have a fever and the only prescription is more cowbell."

Christopher Walken has demigod status in my house. The cowbell bit never gets old. Ever. Good to see you, Jason. Got anything you want to trade? This is the place to do it. For the last time, however, I do not want 2008 Peter Frampton.

Slaybaugh - If you haven't seen this, it will only further that status... I think.

Whoops, as far as the trade... I have some fine china (I really do) and a pretty nice sports card collection.  I'll trade ya a Brett Favre rookie card for that Roethlisberger chap?

I knew that was going to be Fatboy Slim, Sardi.  Classic.  I'm pretty well set on the china.  For some reason, people give that to you as a wedding gift.  Can't wait to see what it looks like some day.  I've got some pretty good cards myself.  Don't think I'm overly interested in Favre for Big Ben, but I'm sure we can work something out.  I've got this Walter Payton rookie card ... it's gonna take Jack Lambert's incisors to pry it away, though.  See what you can do.

By the way, has my blog become a home for wayward bloggers?  "Send us your tired, your disgruntled, your borderline insane ..."
