Listing a home that was purchased FSBO

Listing a great home in a great neighborhood always makes for a great day.  But, explaining even an optimistic CMA and the sales process to someone who fell in love with a home, purchased it less than 2 years ago as a FSBO, had an inspection but did not negotiate repairs, and paid more than the appraisal amount, can turn a great day into a challenging one.

On the other hand, it does clearly make me appreciate the value of having representation, the amount of knowledge and professionalism required to be a good agent, and how vulnerable folks can be when they make one of the largest purchases of their lives.

I am a firm believer of having representation.  I have some clients that bought a home from a builder when the market was hot and because the builder told them he had been planning on charging $40,000 more, they felt they got a great deal.  They didn't have any representation.  If they had, they may have purchased elsewhere because although the home is beautiful, it is not in a neighborhood of like homes and thus has not maintained its value.  This is a hard lesson to learn for someone who needs to sell their home two years later.
