We woke up this morning to rain in Ransom Canyon.  It is a light steady rain and is just so nice.  I think I heard the ground sighing "ahhhhhhhhhhhhh".  I think this rain is the remnants of tropical storm Eduardo.

I guess realtors aren't immune to making mistakes when selling their personal homes.  Have you found it difficult to apply your knowledge and professionalism when selling your own home?  I ran the comps and priced my home in the range.  Actually I priced it at the top of the range being confident it was wonderful and would sell right away.  I didn't neutralize the colors, convinced that someone would come along who had my same taste.  I didn't stage my house because a little voice tole me if the rooms were empty people could better see the size and then imagine their furniture in the space. 

The first month I had 30+ lookers and no offers.  The second money there were 12 showings.  And then we went an entire month with no lookers.  We have lowered the price three times and spent over $3000.00 to have a crew come in an paint neutral colors on the walls and ceilings.  My hubby built a new fence on our side yard.  But is it too little too late?  

This has been a good learning experience if nothing else.  I can now definitely understand where the clients are coming from and what they are feeling when their homes are on the market.  And I better understand the need to have it all right - condition and pricing - from day one when the house goes on the market.  And I appreciate how important 'staging' can be.  If our home doesn't sell in another month we may either lease it or move back in!
