I want to thank the Mid Hudson MLS for providing the sales data for each town in Dutchess County for the first six months of 2008.
With that data in hand I was able to prepare a chart to give comparison between this year and last year. It is good to take stock of where we are. Most towns saw a drop in the number of units sold as well as the median price.
So here is the chart for your review.

Jennifer - It's not looking good is it - but, at least purchase offers 1st of Month are up 20% from last year. Current Average Selling Price is down over 16% from last year! Activity is picking up because prices are down! It's never been a better time to buy! Buyers in this market have so much leverage!
Jen, wow looks similiar to my area, some area's are "hot" and others declining. Real estate can be very local even down to area's and neighborhoods. Great report I enjoyed reading this and I usually don't enjoy other area's market reports.
Marchel - Thank you. This is information consumers are always asking about so by posting it more people will have it at their finger tip.
William - The houses are from different parts of the county, the one you like is a village home in Rhinebeck where you can find many old Victorians. This might be a good time for your dream Victorian at a great price.
Carol - I agree that although less units have been sold and the median price is down, with the price dropping it is a good time to buy at a good price. I have also noticed that buyers are not the only one making offers, sellers are also approaching buyer's agents with offers, what a switch.
Missy - That is so true, the market conditions can vary alot from town to town. Real estate is truly local. I prepared the report this way because I thought it would make it easier to do the comparison, I suppose this is the way I would like to look at the numbers. Thanks for the feedback.
Great information. This type of chart makes it easy to grasp what is going on with your market. It is amazing how things can vary and demonstrates, one again, that real estate is local.

Jennifer some towns had some big changes up and down, like Stamford & Rhinebeck. What do you account for those significant changes, it had to be more than just market being down in one and up in the other.
