Accelerated Marketing - aka Auction - Your Seller Needs Options!

In today's market, a professional real estate agent owes it to the seller to consider and present all options for selling a property, especially when it has been on the market for a while. Accelerated Marketing can be one of those options.

There's a popular perception that "Auction" = "Distressed Property." That's a holdover from the Depression and the downturn of the 1980's, but no more true today than the idea that direct mail is the only way to advertise.

In reality, "Auction" can mean "Non-contingent,  NO closing costs, NO commissions, NO inspections!" Doesn't that sound better to the seller?

 Bidders at an auction know they are going to pay only what they have to and are comfortable with, and sellers know they will get the best price possible. The point is, a creative and experienced auction company can create a buying audience of qualified buyers, build interest, and create urgency. In other words, do some Accelerated Marketing!

AuctionSignThese days it's not unusual to see multiple properties  on the same street for sale. Sellers are competing with each other.

 It's hard to sell in this situation but suppose all the other listings have realtor signs out front, and one property  has an auction sign. That auction house is proclaiming it will be sold at a specific time on a specific date. As a potential buyer, why would you not come to that sale? We humans love to get a better deal, and "Auction" says we have a chance at doing better than bargaining with the owners of the other properties for sale.

In fact, that's exactly what happened earlier this week. As you can see, the purple and black TRACauction sign is on a busy road advertising three commercial properties that had been on the market for about 10 months.  We held the auction and two of the three properties sold!  For the seller there is a 30 day settlement.

Many Realtors® are not familiar with the options available with auctions, and so don't offer them to their clients as an alternative. Auctions allow you to customize terms and conditions the way you and your seller want them, and there are different types of auctions to choose from. Well you sure sound like the expert, Margaret. It doesn't seem that auctions have caught on here yet, but perhaps I am just not paying the attention I should.Sounds like t good alternative for some sellers provided they are willing. I need to learn more, and this was a terrific start.

Hello Margaret, This is an excellent post and one that certainly got me thinking. I have written about the Builders using the auction services and where it hit home, is that would be a perfect start up business for a bunch us to start. What would be more credible than an auction company started by REALTORS that provides the services that TRAC describes. As Jeff mentioned it is not all that prevalent here in our area as yet which means that there might be a great opportunity to start one of these as an additional service to home owners. Thank you for sharing the idea of the service and who knows where the idea could go from here?

William, The reason for starting TRAC was to make it a REALTOR(r) friendly option. You still keep your agent but add the option of accelerated marketing and auction. I am available if you would like to discuss this idea.

Margaret- The auction as a selling tool is definitely something that needs to be in every Realtors toolbox. I actually have a property going to auction in October. Can't wait as I know it is the best way to sell tis property.

Congratulations on a great Real Estate Auction!  When other Realtors "discover" the Auction Method of Marketing and add it to their tool box, they will definitely need more "SOLD" signs!
