Difficult showings, stuff happens...

Have you had odd things happen or encountered difficult situations while showing properties? 

1. Showed a vacant, ready to extensively renovate home infested with fleas, only realizing the fleas' presence after they were attacking your clients and covering your pants?  Was not my own listing.  Luckily the clients laughed at the situation.

2.  Had showings with an alcoholic passed out in the property, with copious evidence of alcohol binging due to the presence of gallon sized Vodka jugs?  Also, after closing the sale, the alcoholic seller had not managed to arrange his "move out" and the Sheriff was called to evict and institutionalized the seller for "treatment".  Neither seller nor buyer were my client, occured before I was an agent.

3.  Looked at residential properties that were so decrepit, filthy, outdated, and frightening that it seemed the property could have been featured in a "Blair Witch Project".  What's worse is when such properties are currently occupied and you can only imagine who currently lives there in such conditions and hope they don't return before you can leave. 

4.  Run out of gas in while out showing properties--the client was driving her vehicle, I was only navigating.

5.  Such terrible and misguided directions that you think the other agent is purposefully deceiving you as to location so that only they can show the home to buyers and thereby close both sides of the sale.  More common in very rural locations.  Can you say GPS?
