The Trend is our Friend??? Does 1 month make a trend?

Pending home sales rebounded by 5.3% in June, according to the National Association of Realtors (NAR), against expectations that the index would fall by 1.0%. The bounce is better than the most optimistic forecasts and follows a downwardly revised 4.9% drop in the prior month.

This is the second unexpected bounce in the past three months. April's index rebounded 7.1% after the seven-year index hit an all-time low in March.

What does this mean?  Not really much unless the trend continues.  However, during the times of real estate lull and incapication, its definitely a welcome stat that hopefully, yes....hopefully will segue into something greater.  Only time will tell.  In the mean time, we need to stick to basics, invest in our clients, build rapport, serve and get our name out there.  I don't generally post on just numbers, but this number are indicative of better things to come....

Let's hope so.

Probably not a trend, but it's always good to hear more positive news.  Our market is doing worse that last year, but the good news is that we have seen a 6,000 home drop out of the active inventory in the last year so we only have about 10,000 homes on the market but the median home price and the average sold price is still increasing. At that rate, they means some very positive things.  The only problem is the lack of financing is hurting buyers that would normally buy. PMI is killing them on conventional loans if they don't have 20% (which most don't) and since downpayment assistance is going away, that limits the options significantly.

No doubt Michele....PMI and the lack....er soon to be lack of DPA loans make it more difficult than ever.  The expansion of FHA is greast, but still the overall selection is limiting us greatly.
