Appearance

Do you dress and speak like a professional?  Would you buy a house from a realtor that showed up in flip flops?

Words create pictures in our minds, sound like professional when you speak. I like to use percentages it makes you sound smarter.

Talking to much

God gave you 2 ears and one mouth for a reason; if you are talking you are not learning about them. Remember it is always about them.

Not investing enough time

If a buyer sees nothing but dollar signs in your eyes they are going to look elsewhere.

Lack of Qualifying the buyer

Why are wasting your time with a Buyer that cannot finance a hotdog. Find out quickly  how much they can afford?

Know when to close the deal

Stop reinventing the wheel if they like the home get the deal done. You don't always have to go thru the history of the city and where Washington slept. Some don't care.

Check your Ego at the Door

No one likes being sold you must make an art of this. Don't try to force the home on them. Listen to their needs and wants, don't talk about yourself.

Poor fulfillment

Remember the smallest of details, did they want that light is it going to kill the deal. Sounds stupid but deals are lost over the silliest things.

Know how to close

Overcome objectives and offer question to their questions, if I can do that will we have a deal?

Pay attention to Details

Goes with Fulfillment, don't rush thru the agreement (don't call it a contract) take time and answer their questions. Know the answers or you will look like a rookie and they will second guess you.

Thanks for sharing.  A lot of good information there.  I was showing houses to a young couple and one style in particular.  After seeing the same style house several times over a period of time they asked me why I kept showing it to them when they didn't like.  I either didn't pick up the cues or they didn't tell me.

Being able to pre-qual a buyer sitting in front of you is a definate art form.  I have gotten very good at it.  You waste enough time with people, you learn quickly.  Asking the right questions ends the problem ones.

Darin, I suppose showing up in flip flops would work if I was showing a beach front property - but not here in Tennessee.  Pam and I always dress as if we were going to a business interview, but I have seen some show up in similiar attire as you suggest.

After hearing our clients commenting on us being dressed up all the time we realized that in our area (The Pacific Northwest) we should take our cue from Bill Gates and dress business casual.

I don't believe you can ever be over dressed. If I go to the beach to sell, I wear dress pants because I am a professional and I want to let the client know I am a serious about the transaction. Remember they are in a business deal not hanging out with a drinking buddy.

I can sell in sweats, though  I don't like to.

I generally don't wear them with clients.

Hey! I live in the flip flop capital of the US....Southwest Florida.

When I first moved down and started with real estate here, I realized very quickly I wasn't in PA anymore and my good heels just looked silly. I also saw that I could take cues from the people I deemed as clients. Their talk, their price points, their likes and dislikes as far as community goes were all clues as to whether I could wear flip flops or not. Keep in mind, some flip flops are VERY expensive. I have several Jack Rogers (ladies you know) and they ain't cheap. Even though I wear sandals/flip flops almost everyday of the year (because I can) I am very aware it may offend some and grudgingly go into a flat.

By the way, I loved your post, very good indeed.
