New Foundation Repair Guidelines

 


The professional engineers (PE) we utilize to perform structural inspections on the homes we sell have scored a coup with our state legislature. Title 59, 457.1 et seq and OAC 245:15

In essence:
1). When structural defects are present a structural engineer (PE) must determine what foundation repair is to be done-in writing.
2). After completion, the (PE) must prepare, if requested, a written report that the work was successfully completed.

What does it mean?
General home inspectors previously inspecting homes for structural defects can no longer make structural recommendations or requirements.
My take:
I believe this is good. Essentially it was what we professional real estate consultants were recommending all along.

A general home inspector, though experienced and knowledgeable, does not have the training necessary to address the complex issues involved in slab stabilization.
