Why Have Your Home Not Sold in Panther Creek Estates Frisco?

Real Estate Broker/Owner with 3:16 team REALTY ~ Locally-owned Prosper TX Real Estate Co. #9001154

You have done your due diligence. You have de-cluttered. You have brought in the curb appeal. You have done everything you could do to anticipate the sale of your home at Panther Creek Estates. It has been over 90 days with not much traffic. You wonder Why? Is the market "really" that bad?

Your incompetent agent says "Yes". Your heart sank. You are not sure how much longer you have to sit on the market until you sell it. Living in a house in showing condition has definitely been challenging for you and your family. Sometimes you wonder if you should rent it. You just continue to wait.

I say "incompetent" because I have searched many data/ records on the MLS system of how the community is put in. Unfortunately, it is confusing for buyers when there is 2 Panther Creeks. One at the Dominian at Panther Creek while the other is the "Panther Creek Estates". Your real estate agent had been confused to. I have seen some record data where it should have been "Village of Panther Creek" - the legal name of Dominian at Panther Creek and vice versa.

Maybe, just maybe that is the reason why your house have not sold.

If you are thinking about selling your home in Panther Creek and you do not want to repeat the mistakes some sellers have taken, contact me immediately. This blog is in no way an encouragement or explicit message to current sellers with a signed obligation exclusivity to sell contract to break their current contract. If you want to work with a competent real estate agent who knows these two Panther Creek Estates clearly, one who understands who to market each community and property differently, contact me for a home evaluation. I also employ a systematic market approach where you would be on your way to the closing table with the implementation of my strategy. Contact me today.

Loreena - I like that you are always focused on a specific neighborhood.  Many agents are still soliciting themselves as the 'Texas Agent', but you continue to maintain a farm area.  My experience has been that this technique works best.  Have you found that to be true also?  Or have you always just farmed an area?

Loreena,  I find that this sort of thing happens in many areas.  There are similar names in any given region and without explaining the area better, many buyers could be confused at which area a home lies in.  Good point!  Good Blog!
