Scan your local multiple listing system and you'll undoubtedly find them. They are listings that stand out because their prices are much lower than the competition. Sometimes unreasonably low. So low that clearly the listing agent is not only way off the mark, but I would submit, negligent. Negligent for not protecting the de facto owners interest in the property. To the extreme, it seems that desperate agents seeking easy commissions are arbitrarily pricing homes with absolutely no regard to market values. I think that this is clearly a violation of fiduciary responsibilty and is going to directly affect real estate values. Thankfully, some smart lending institutions are protecting their own interests and saying no to the unreal deflated prices!

Its takes a while but some lenders in are area over price listings and then wonder why they sit on the market two years.

Meyer, The tough part is when the unreal low prices come up, then it pulls everyone's price down.
