With staggering statistics of  77% of Homes Lost Value (Realtor.org 8-8-08) it only reinforces what Professional Home Stagers have been trying to convey to Realtors who have not "bought into" staging as part of their marketing... 

If that house you are putting a sign in front of and placing on the MLS for the world to see isn't in tip top shape, look and feel...you are not only further jeopardizing what the seller can see in net equity you are cutting the potential for your commission too!

In the article Craig Schiller wrote several months ago Chipping Away at the "PRICE IS KING" Myth Too Many Realtors Rely On he conveyed that all to many Realtors rely on pricing as the only thing that will sell a property.  Well I and I'm sure many of my Staging brothers and sisters say...If you don't want King of Price to plummet even farther, you better begin thinking of how that property is presented when it goes on the market!

I met with a homeowner for a consultation yesterday.  The home is occupied, and they have had it listed since March of 2007!!!!!   That is 16 months!  The homeowner said she is anxious to move back to California...  Before we met, I pulled the listing up on MLS.  The landscaping looked neat and I saw plenty of little things from the pictures that easily could be "tweaked" , like rose colored walls in the dining room as well as the feeling of old because of dolls and doilies but I couldn't understand why it didn't sell.  The price is absolutely right on and a little below what it should be for the market. 

It became abundantly clear when I drove up and entered the home...First, I had a hard time figuring out which house was the one I was to visit as it did not look like the picture.   All of the landscaping was now overgrown, weeds in the yard.  I wish I had taken a picture.  Here are a few of the interior photos that weren't on the listing...NOW I think it is clear why the house has not Sold:

This home is in a gorgeous gated community that attracts mostly retired folks ...so Priced right or not...in today's world no one wants to move into a home and have so much work to do!  Paint, wallpaper...all gotta go.  My pictures don't show the abundance of furniture and mismatch, a stagers keen eye for placement could make it look fabulous! 

In the Realtors defense, she is the one who told the homeowner to call me I just wish it wasn't 16 months after the home was listed since the homeowner is anxious to move on!

My point...PRICE IS NOT ALWAYS KING and is falling without the Realtors help...  It has to be a combination of both PRICE and being more Visually appealing than all the others that are available so the seller CAN get more equity and get to SOLD. 

The house must speak to the buyer that all they need to do is bring their toothbrush and "jammies", because it looks brand new and ready to be lived in!

It is so hard to battle that "Price is king" mentality; when a home is Staged and priced well and it STILL sits on the market, I guess the only fall back is too much inventory.

Good point Tori...it is really, really tough in my market.  I really wish those doing well at this time, would realize it is not just that they are talented, do exceptional marketing...but it's the demographics that is KING...  Thanks for your opinion... it is always appreciated.

That is truly a scary statistic, as homes are the one thing over time that we have always relied on to hold or go up in value.

I haven't seen any home's sit that are priced right and in great condition.  This is a buyer's market.  People still have families and need to upgrade to more space, others relocate, etc., etc. 

Home's are selling, the only obstacle I see is seller's still think their homes are worth what they were 3 years ago.  Buyers will not so great credit thinking they can get financing with little money down.  It will all correct itself eventually.

For the most part, I agree.  Unfortunately what we have seen in correction is not over yet if we are to believe what I saw just this morning on NBC where they talked about the "Bail out" of lenders.  There was even talk of "GASP" regulation...because the "free" market is so skewed.

I also saw a story today which addressed home equity lines and how folks are receiving letters saying they no longer have their credit lines because of random computer generated appraisals... 

Frankly, it is not over yet for many of us.  I've referenced this before.  I have friends just a 3 1/2 hour drive from me who have over 36 homes vacant staged and are thinking they have to start saying no...I'm struggling to keep my inventory of around 10 homes + plenty of accessories circulating to pay form themselves...  Amazing.

Renee, Maybe that is another post. 

Do we as stager's say NO?  If we feel the home isn't correctly priced?  Is that really our problem/focus?  Yes, it does effect staging stats, our inventory turn around, our profitability, etc.  but it also I think shows the weakness of realtors wanting listings that just give into their buyers thinking "Price Reduction in 2 weeks". 

Your thoughts???

Terr:  Never thought I would say this but YES, we have to say NO if we think the home isn't priced correctly.  I'm living it!  In the past six that is right 6 vacant home stagings that I have done, NONE of the homes sold.  Guess what that does to my credibility...I don't get referrals and I don't get jobs. 

I have been told by many that I have talent in design, that I do more marketing than them, that I have done everything right...but it is my  ECONOMY IN MY AREA...Has nothing to do with price reductions...the Realtor is trying to get the home to SOLD...  I see you are in Redondo Beach... I use to live in So. CA....  Canyon Country--- back in the early 80's...can't believe it is all about price there either.

Is PRICE KING?  Right now, I'm not sure.  I've been shaken and am battered and bruised trying to help my fellow Realtor get to SOLD.

Renee - I feel your pain.  I have 5 spec homes staged for one builder.  I think all the homes are over priced but I am the stager not the builder and can't price them.  The Realtor and I have tried different marketing strategies but nothing is working.  Many larger homes with more bling are going for less.  Many builders and homeowners at this point just want out.  This builder has deeper pockets than most and hopefully can hold out a little longer.  Yes - my stats are suffering but I get great feedback on the staging and more jobs because of them.  What do you do?

I have many occupied homeowners calling that can't believe how much their home value has dropped in price.  Many feel if they stage it, they can get that money back.  The sad thing is....they can't.  The market is what it is right now.  Homes need to look great but forget about the prices of 3 to 4 years ago.  It's sad to see all of the upside down mortgages.  The best thing about staging is - make the home look great and if it is priced right - it will sell.
