I love the visual and this is great information, especially for first time buyers or buyers who have not gone through the process in many years.

Thanks Debra...I'm hoping it will help buyers understand why they do need to work with an agent.

Margaret,

My purpose was to lay out the process for buyers at a glance.  The intangibles come when I am working with a client.  Thanks for the feedback.

Laura...I think you did a great job with this....how can anyone possibly list all of the intangibles in a blog post?  One thing that stays the same in this industry is that nothing stays the same and besides constantly learning and adjusting to market changes, we as professional Realtors also constantly learn more through each transaction and each client....and hopefully help us help the next client even better.  Every day is different, every transaction is different, every client is different.....Keep up the great work!!:-)

Debra - Thanks and you are correct that things do change and are different for each client.  The basics are still the same, though.  :)
