Hi Todd, great tips. I agree that the HVAC system when purchasing a home must be professionally inspected prior to closing -- ESPECIALLY if the buyer (or, Seller) is purchasing a Home Warranty coverage for the system. Most home warranties won't cover a system that has not been properly cleaned and serviced. John
