Inspect HomeHow often do you see a title that looks at least something like this?  I know I see it frequently.  But in reality, many of these articles, blogs, etc., are being written by people that do not know the CORRECT FACTS about today's FHA/HUD backed HECM (Home Equity Conversion Mortgage) Reverse Mortgage Program.  They say counseling should be required on all of them.  IT IS!!  They say it causes foreclosures, when in reality, they cause almost NONE, and in virtually every instance that the homeowner qualifies, it PREVENTS foreclosures!  [CLICK HERE] for a blog about this very topic - ZERO, that's NONE out of 61 for a week in Charlotte Counties early foreclosure proceedings.  Is there some remote possibility that someone can exploit a senior homeowner, I would say probably with ANYTHING it can be done.  I honestly don't know how it can be done with all the FHA / HUD regulations on the HECM Program, but I am sure if someone put their mind to it, they can find some obscure way, but they can find other ways as well, again, if they put their minds to ripping of ANYONE - INCLUDING YOU, no matter who YOU are or what your age!  Look at all the "You won a Lottery," "Your bank account has been locked," "Great stock purchase available," etc, etc. emails we all get every day!  These don't just go to seniors, and you know many get fooled with them, although most of us know what they are and ignore them.  If you make statements like, this is not a good mortgage if you are planning to sell, or move from the house within a couple years, you are absolutely correct.  If you say that it does not help when a person has to go into a nursing home, or move in with relatives, you are mostly correct.  Let me explain - If it is a single person, then yes, you are correct if they are permanently moving into a nursing home.  If a couple, and ONE is moving into a nursing home, you are not correct, the healthier person can remain in the home as long as they are able to, and want to live there.  The reverse mortgage does not need to be paid back until BOTH persons health fail or they BOTH pass away.  In other words, BOTH must leave the home in some fashion or another before it needs to be paid back.

Absolutely, a reverse mortgage is a wonderful tool for older people who need extra help to stay in their homes.  However, a single or married person who enters a nursing home and has a reverse mortgage may have difficulty in paying for the placement - this is assuming that they can't afford $6,000 per month for the room & board in a nursing home.

A single person who enters a nursing home will be eligible for Medicaid if they say that they intend to return home, or if the home is placed for sale.  But the income produced by the reverse mortgage will be counted as income, and the single person might not be eligible for Medicaid to pay their placement until the home is sold and the mortgage goes away.

A married person can receive Medicaid to pay for nursing home placement and preserve some (or all, depending upon the amount of income in the total household) of the household income.  But the proceeds of a reverse mortgage are countable income - or assets, if paid in a lump sum amount.  Before an elderly person gets a reverse mortgage, it is important to have them see an Elder Law Attorney (not Estate Attorney) that specializes in Medicaid eligibility to ensure that the reverse mortgage is set up so that it won't be a countable asset or income.  Taxable status doesn't matter in this case, nor does an estate plan with a revocable trust. 

I've been a practicing Social Worker for 20 years, have seen many people who could have preserved their assets with proper planning.  I've written several books on Eldercare issues, the ones that would apply in this instance are the Nursing Home Placement book and the Nursing Home Medicaid books.  It's worth the $ both for your clients and for you personally to understand the issues surrounding payment for nursing home placement, Medicare, and Advanced Directives.  You may access the information and the reviews written on About.com at www.cmseldercare.com

The solution is relatively simple.  Reverse Mortgages are not difficult to understand.  Tell a Friend. Each one of us must understand the basics of the Reverse Mortgage and then relate the information to each of our client bases through newsletters, blogs and whatever means is available.

GET PASSIONATE!!  The reverse mortgage is not for everyone but it can be LIFE CHANGING for some.  Anyone who is currently involved with this faboulus product has been involved or has heard the heartwarming stories.

My personal story is about a 86 year old widow in San Macos, CA who was in foreclosure with the sale date posted.  The Reverse Mortgage saved her home, eliminated her monthly mortgage payment and gave her an $800 a month.  It is my ultimate Feel Good Story and makes me glad I do what I do.

Thanks Lynn! You are absolutely correct!  Lou, it is tough, but I agree we need to try!  Sharon, first, let me breakdown some of your points.  A reverse mortgage is NOT intended to pay for ALF / nursing home, etc., expenses.  It IS intended to keep him/her/them in their home.  If one is going into a home, the reverse mortgage can help assist the other person remain in the home and help finance that possibility.  As far as income for Medicaid, it is NOT a requirement to take lump sum or monthly payments, although, yes, some like and take that option. So, if done correctly, the reverse mortgage should have little to no effect on Medicaid benefits MOST of the time.  Obviously, every situation is different, and it CAN sometimes have an effect.  That is a case by case situation that needs to be looked at in depth!  I agree, a review would most likely be something to consider if a person is in this situation. Bill, I certainly am passionate, and I KNOW the feeling, I wrote a blog about just that 'feeling'!!  The problems seems to be the false rumors and myths seem to move faster than correct facts!  It is hard getting past all the myths!  But the more that talk about it, with correct facts, the better!
