What is a 33 Touch Program? AND how can I simplify it?

A 33 Touch program is Gary Keller's (of Keller Williams fame) description of what you should do to make a significant impact on the people in your database. These contacts come in the form of phone calls, emails and direct mail and they are set up to happen approximately every eleven days.

I found that when I was an active realtor that this was really pretty convoluted. I used Top Producer and every day it would tell me that I had 6 phone calls to make, 3 emails to send and 7 postcards to mail out. I would then have to make sure I did those things EVERY DAY. I am the world's worst secretary so this was NOT my forte!

That being said, I figured out how to do a 33 Touch the simple way! Same results, just not so complicated.

Easy 33 Touch Schedule

1st Tuesday of the month - Start calling your database - this gives you 30 days to make those calls.

2nd Tuesday of the month - Send out an email

3rd Tuesday of the month - Do something networky, take a great client to lunch, take some popbys to clients, just do something that will get you in contact with someone in your database

4th Tuesday of the month - Send out a direct mail piece to everyone in your database. The same piece, DO NOT OVERTHINK this!

There you go! From an hour a day / 30 days a month to about 3 hours a month (except for your calls, you ARE doing your calls aren't you?...:)

I'm a huge 33 Touch Program groupee....I use a handwritten newsletter (emailed) so could scratch off 12 right off the bat.  I use birthday cards, client appreciation events, pies/pumpkins and a host of other things and I run about 85% of my business off of referrals so I know it works.  Gotta love Keller Williams for what it teaches us!

I have to say that I am living, breathing example that the 33 touch works.  I can track back to where my business comes from and calling behind my monthly mailing always resulted in some sort of business.  Thanks for making this easy.

@ Carol - I was not a big caller but did A LOT of direct mail and some emails. If I had added a call it would have made a huge difference and the sad part is that I am GREAT on the phone...just don't utilize it.

 

@ Susie - Amen sister - I am the worlds worst secretary and having to do all different things each day made my head hurt. Knowing I had one thing to do 4 times a month made a huge difference to me!

Yes, this is a very smart approach.  I do something similar in scheduling some of my social media updates on hootsuite.  I do 4 months at a time.  Thx for the tips here.  I may use a similar approach w/ some of the marketing I'm doing w/ realtors and my past customers.

I'm not quite sure how the author was using TP that made it take so long. Honestly, a 33-Touch with Top Producer should NEVER take 3 hours a day. Sending 3 emails using the Top Producer templates takes less than 5 minutes. If you AUTOMATE the email sending process, it takes no time at all -- TP will do it on its own. Sending 7 postcards, even if you have to print them out and address them, should take no more than 15 minutes. And making 6 calls should take no more than 30 minutes -- and that's assuming each call results in a 5 minute conversation! So, really, follow ups using a 33-touch system should take no more than 45-50 minutes a day.

The reason I prefer doing a Top Producer 33-touch to what's written above is that you can PERSONALIZE each email template beforehand to target your clients better, and increase conversion rates. You can have a 33-touch program for Buyers, for Sellers, for Investors, etc. Sending the emails out becomes nothing more than a few key-strokes. And, if you automate the emails to send automatically, you never have do anything at all with those!

Whether you use TP, Contactually, or some other Real Estate CRM, the whole point of it is to leverage the power of automating the process to free up more time in your day for calls to feed your database, and appointments to feed your sales pipeline. By no means is it the ONLY solution, but, when used correctly, I think it's the most efficient and flexible. Everybody finds a way that works for them, but this is certainly mine.
