I have done probally over 100 open houses and statistics are or were 1-400 chance of selling the home through an open house. Years ago open houses were a marketing tool to 1 show the seller you were doing something and to gather a potential buyer pool. It seems now that who ever comes to an open houe will tell you that they have a realtor, or will not give info on your sign in sheet and or give false information. I think and it is only my opinion a good visual tour, web presence , and agressive marketing through the real estate community drives buyers to the site, A brokers open house gets realtors in the home. I still do open houses to be part of the team in the office good luck
