It has probably been 10 years since I have shown a rental.  My normal stance has been that I would send it back to the listing agent because there is not much money in it and I was busy.  However, in this shifting market, I have had more time and have been reaching out to increase my contact with people.

Yesterday I got a call to look at a rental property...my mouth was about to say that I would have the listing agent call. Listening to the man's  sincerity, I decided to set the appointment.  The young couple was there on time, they walked through the property with me, and thanked me for my time and indicated they wanted to rent the property.  I had a good feeling.  It reminded me that it is NOT ALWAYS ABOUT THE MONEY.

it is beneficial to have a servants heart.  With many people losing their home, our Rental market has picked up.  We did several Rentals last year and 25% of them, are now turning into Buyers.  When we put them in the Rentals, we help set them up for success. They cleaned up their credit, payed their rent on time, and finally were able to qualify for a loan.  We are expecting another 25% of our last years Renters to be able very soon to become home owners.  Rentals can be gold.  Keep in touch with your Renters throughout the year and help them plan to be buyers.  It is very rewarding spiritually and financially.

I do the occasional rental, usually for someone that is relocating and needs more time to study which neighborhood they want to buy in. I always follow up with renters in about eight months to see if they have thought about buying. I usually am able to turn them into Buyers about 85% of the time.

To have a servants heart just like Janis said is really what living is all about.  I work with a few relocation rental companies and renters are not nearly as picky as home buyers usually.  I don't make a lot of money at it (I do get paid some) but it is also about networking.  You just never know who will buy a home if not today tomorrow.

I have met a wonderful lady through my website.  She lives out of state and was really just surfing around trying to get ideas for her daughter, who lives here and rents a tiny apartment that she can barely afford.  She is very worried about her and I told her I would try to look out for something, but what she can afford monthly has made it very tough to find anything better.

I heard from her last week.....she is excited that her son is relocating to Birmingham.  Since there are two incomes they can get into something nicer, and now the parents are serious about buying instead.

You just never know how situations can quickly change!
