Offer on FSBO-an ebay mentality

Dear Home Seller,

Congratulations! I know you have worked hard all of your life and are finally going to move to your dream home and sell this home. I really like this home and would be very interested in making an offer. I am so glad that you decided to sell your home yourself (FSBO) so we don't have to deal with those pesky Realtors!

I see that your home is very comparable to the other homes in the neighborhood that are for sale and you are priced about the same as they are. But they are wasting their money on Realtors which we don't have to do, so I am going to reduce my offer by 7% of the asking price. Don't you think this is fair?

Oh, I am going to have to miss some time from work to buy your house, because I will have to personally work with the mortgage company, title company, home inspector, pest inspector, appraiser and others. I can't do my job if I am on the phone discussing the house and scheduling appointments, insuring that everything is done properly. Of course then I have to meet these different people to go over paperwork and sign. I believe in figuring all the work that I have to do should be worth about 3%. I think thats fair since you have to do nothing but sit back and wait for me to pay you at closing.

Oh by the way I had to pay an attorney $500 to draw up the contract to insure that I was protected in this transaction. I didn't want to lose my deposit if I decide not to go through with the sale or couldn't get financed. Did I forget to mention that my credit was a little shaky? Well you never asked so I guessed you didn't need to know.

Also the inspector found a few minor items that are going to need repaired. You have been so nice so I don't want to make you go through the hassle of getting these done, so why don't we just take the cost of repairs off the price. I would think that the repairs he wrote up shouldn't cost more than $5000.

Anyway, that extra $500 to the attorney plus my car breaking down really put me in a bind for closing costs. You have really been so nice, would you mind helping me out a little bit with closing costs? Not a lot, maybe just $5000.

Wow, isn't this shaping up to be a great deal for both of us, you are getting your house sold and don't have to pay those Realtor fees and I am getting a bargain.

I love getting bargains, thats why I shop ebay all the time.  I can always find those hidden bargains!
