I get that question all the time.
Seems the term, and the concept, are catching on. And rightfully so, as a purchaser of real estate SHOULD expect sole representation.
What many people do not understand is that every real estate agent is a buyer agent, at some point. The definition of a buyers agent is simply that in that deal, they represent the buyer, and not the seller.
However, in the next deal, they may be the Seller's agent.
And depending on which home you decide you like, your Buyer Agent could suddenly morph into a transaction agent, if you decide to buy one of their listings. Your exclusive representation just went goodbye.
An exclusive buyer's agent NEVER works with Sellers. They do not list property. This ensures that the sole representation of their buyer will not be diluted in any deal. Not to mention, focus is on the Buyer at all times, and they are not distracted by marketing listings, or dealing with Sellers. Exclusive buyers agent spend 100% of their time identifying the best deals, regardless of who listed them - and getting those deals to buyers.
Every agent can be a buyers' agent. Very few are Exclusive Buyer's Agents. Make sure you know!
