Market Update for 24 March

Residential Statistics since March 1, 2007

  • Albany:
    94 new listings
    72 are still actively on the market
    10 are pending sale, and
    12 are under Contingent contracts.
    Average price - $239,300.
  • Corvallis:
    59 new listings
    46 are still active,
    3 are pending sale, and
    10 are under a contingent contract.
    Average price - $353,400
  • Lebanon:
    33 new listings
    28 are still active
    5 are currently contingent sales,
    Average price of $190,700

Since the first of January, there have been 295 closings in the combined Albany, Corvallis, and Lebanon market. 

153 of them in Albany, 90 in Corvallis, and 52 in Lebanon. 

In total right now there are 511 homes on the market...in all categories in our area that means 3.4 months of inventory.

Broken down by city: 

  • Corvallis has Just over 5.4 month of inventory on the market
  • Lebanon has right at 8 months, and
  • Albany has 7.5 months of inventory. 

Again, this is the BIG picture and the statistics for different categories will vary, but you can see the trend shifting toward a buyer's market in the mid-Valley.
