Dear Diary,

On Saturday I met with some first time home buyers, nice young local couple, from Hawaii.  They are renting in Pukalani and want to move closer to work... she works at the Maui Memorial Hospital, him at the golf course in Waikapu.  We looked at a unit in the Iliahi at Kehalani complex.  These are nice 2 story 4-plex townhouse condos.  They really like the end units because they have more windows, which makes sense.   They like this development because it's new and nice looking, and the views.  (not interested in Kehalani Gardens ... too close to the prison)  It's a perfect location, right in between both of their jobs.  Even though the maintenance fees are over $400. they will save a lot on gas, being so much closer to work. 

It was really quiet up there at Iliahi, away from any busy roads, and the views are great!  You can see the harbor, and the Superferry.  Once I opened up the unit the tradewinds came through nicely.  It's a little cooler at this elevation too, so no need to have A/C.  The unit was in good shape, vacant and unfurnished.  Forgot to bring my camera!

This was our first meeting.  I explained to them how short sales work, and the buying process in general.  I encouraged them to talk with some of the lenders and get pre-qualified, or better yet, pre-approved.  Check back with them this week to see how that's going.  I really want to help these first time buyers get their dream home.  If they wait too much longer they might miss this window of opportunity.

After they went on their way I popped into a couple of Open Houses  - can't pass one up.  There are many nice homes for sale right now in the central area, Kahului and Wailuku neighborhoods.  So many new homes have been built in the past few years.  It sure is a good time to be shopping for a first home on Maui.

Wow! Hawaii sounds great! What does the maintenance fee cover? I like to compare it to here in San francisco Bay Area.

Shokoofeh - maintenance fees cover the usual stuff

  • water and sewer
  • trash pickup
  • yard work
  • common area insurance
  • basic cable

Units have solar hot water heaters to save money too.  Let me know if you need more info.

You are right that if they are looking at short sales they need to move quickly - the good ones don't stay on the market long!
